BOARD OF ADJUSTMENT
SITE VISITS
April 11, 2007
In
attendance were Roger Thalman, Joel Dahlheimer, Jim Casper, Bryon Alstead,
Louis Ross, Ben Oleson (Zoning Administrator), Bill Matzke (applicant).
William
H. Matzke, 0.33 ac of Govt Lot 1 Ac .33 and 0.59 ac of Govt Lot 1 Ac .60.
Property address: 124 Freedom Road NE. Parcel numbers: 03-1768-000 and
03-1770-000.
Mr.
Matzke was on-site to explain his proposal to construct a dwelling addition
above an existing sun room on the lower level of his home. He explained his
reasons for why he felt the lack of the proposed addition presented a hardship,
including a need for more space when family visits and the impracticality of converting
the existing garage to living space or adding on to the opposite side of the
home.
Zoning
Administrator Oleson asked Mr. Matzke if he knew the exact location of the top
of the bluff, or the bluff impact zone, as this was not included in any application
materials. Mr. Matzke stated that he believed the mark for the required 30-foot
setback from the top of the bluff was about half-way back into the existing
dwelling.
Members
of the Board asked various questions regarding when the home was built, the
position of neighboring homes, and how stormwater would be managed.
There
being no further questions, the meeting was adjourned pending the public
hearing scheduled for April 16, 2007.
